No matter how well new asphalt was installed, there will always be maintenance that is required.  The nice thing about this is that most pavement maintenance items start small.  Small solutions will prevent big problems and a few small items will make the pavement last long. 

We have found that one of the largest pavement problems comes as cracking.  The cracks don't look that big at first, but the thing about them is that they can grow quickly over time.  Then water will have a chance to get into the cracks.  During the typical Michigan winter, the water will freeze as the temperature falls.  When the temperature rises the next day, the water will thaw.  The freezing and thawing cycles cause the water to expand and contract.  This will cause ruptures int the pavement.  This is why crack filling is one of the best maintenance services available every year.  Filling the cracks early helps prevent water from entering the cracks.

The formation of potholes is another problem in parking lots or driveways.  These are developed when the moisture weakens the foundation of the pavement and then then a vehicle causes a rupture in the surface.  Removing any potholes will stop the repairs from becoming worse.  Then the postholes can be filled to make the pavement last longer.

Patching potholes is a great way to make the driveway last longer.  Instead of replacing an entire parking lot or driveway, we can repair the potholes, which will then preserve the surrounding pavement.

While routine maintenance is often neglected in parking lot care, it is one of the best ways to maintain the life of the pavement.  Regular inspections can stop any damages from becoming major problems.  Drainage concerns, surface wear and tear, and cracking can be addressed quickly and affordably when they are found early in the process.
