Sealcoating

During our many years of experience doing Sealcoating in Mt. Clemens, we have seen that a lot of people think that sealcoating is just to make the asphalt look nice again.  While the sealcoating definitely makes the asphalt look better, the real purpose of the sealcoating is to protect the asphalt surface.

Because the asphalt is consistently exposed to Michigan's weather climates such as sunlight, rain, snow, ice and other natural measures like vehicle traffic, oil drops, and fuel spills, we have noticed that asphalt pavement will break down over time.  This will cause the pavement to lose flexibility, develop cracks and become more brittle.

Sealcoating is a way in which we create a protective barrier for the asphalt to prevent the breakdown.  You can think of sealcoating like sunscreen for your asphalt.  It will protect the asphalt from all of the things that are trying to destroy it.

Before we install any sealcoat, we make sure that the driveway or parking areas are property prepared.  We will spray off any dirt, debris, weeds, or any other loose materials.  This will ensure that the sealcoat has a nice contact with the asphalt surface.  We will also fix any large crack areas so that the sealcoating can perform properly.

Once the surface has been prepared properly, we will apply the sealcoat across the pavement in an evenly way.  It will take some time for the asphalt to cure, but when it is done, the asphalt will have a nice fresh appearance to it. 

One item that is rarely thought of when it comes to asphalt detriment is oxidation.  Oxidation will slowly break down the asphalt over time, and it is something that cannot be seen.  The oxidation will cause the asphalt to dry out.  Think of this as dry skin.  The asphalt sealcoating is the agent that helps the asphalt over time.  The sealcoating will apply oil back to the asphalt and extend its life.

For homeowners, we have found that regular sealcoating can give your property a nice new look.  For businesses, it helps the property appear new and updated.  Both of these will make everyone at the property happier when they are there.

While there are other ways to completely replace damaged asphalt, sealcoating is a temporary measure.  This process will however make the property last much longer and when done on a consistent basis, the life of the asphalt surface will be extended significantly.

While some people do sealcoating as a cosmetic service, we recommend the sealcoating as a preventive maintenance measure.  The appearance benefits from the sealcoating are great, but the real value of the service will be realized in protecting the investment you have already made in the pavement in your yard.  When this service is combined with our other preventative maintenance items, you will find that your driveway will last you many years beyond your expectation for it.
